Inspection Overview

A home or building cannot fail an inspection. A professional inspection gives you an independent, unbiased view of any problems and recommendations, so that you will have all the facts you need to make a sound, informed decision.

Usually a home will take about 2 to 3 hours or longer to inspect, depending on the size and number of HVAC systems. Ideally, you will accompany your inspector during the inspection, so that you will have visual reinforcement of your written report and have the opportunity to ask questions.

We take our inspection reports seriously. Every inspection is a complete and thorough visual inspection of all the major systems and components in the home. The report includes a clear description of what we've found with any problem areas noted, so you can easily identify them.

A thorough visual property inspection will include the following:

~ Roof (roof surface, construction type and material, drainage systems, flashing, skylights and exterior chimneys, roof penetrations)

~ Attics and Insulation (insulation, ventilation, structural components of roof framing such as rafters, joists and collar ties, trusses, and other visible related items)

~ Plumbing and Fixtures (interior water supply and distribution systems including functional water flow and functional drainage, interior fixtures and faucets, toilets, showers/tubs, drain, waste and vent systems, domestic water heating system and energy source, hose bibs, combustion vent systems, fuel storage and distribution systems, predominant interior water supply and distribution piping material, predominant drain, waste and vent piping material, drainage sumps, sump pumps and related piping)

~ Interior (walls, ceilings and floors, steps, stairways and railings, kitchen wall cabinets, passage doors, windows, range and oven, garbage disposal, dishwasher)

~Heating and Cooling Systems (installed heating and cooling equipment and energy sources, combustion vent systems and chimneys, fuel storage tanks, through wall or permanently installed cooling equipment and energy sources)

~ Electrical Systems (service entrance system, main disconnects, main and sub panels, including interior components of panels, service grounding, house wiring, over-current protection devices (ex. GFCI, AFCI), lighting fixtures, switches, receptacles, amperage and voltage rating of electrical service, predominant type of wiring, presence of “knob and tube” wiring, presence of solid conductor aluminum branch wiring)

~Structure : Basements, Crawl Spaces, and Foundation (foundation, floor, wall, ceiling construction type and material, probe structural components where deterioration suspected, ventilation, insulation, vapor barriers, columns, girders, joists)

~ Exterior (exterior surface type and material, doors, windows, lintels, attached or adjacent decks, balconies, stoops, steps, porches, railings, vegetation, grading, drainage and retaining walls with respect to their immediate detrimental effect on condition of the building, attached or adjacent walkways, patios and driveways, garage doors including automatic door openers and entrapment protection mechanisms)

~Fireplaces and solid fuel burning appliances (system components, energy source, chimneys and combustion vents)
